AVAN PROPERTY MANAGEMENT is seeking a qualified property manager in the Houston area. Avan Property Management is a multifaceted company specializing in the construction of multifamily garden style apartments, land development and management of its own assets.

PROPERTY MANAGER REQUIREMENTS + RESPONSIBILITIES

  • Review, maintain and update the property records (leases and general files)
  • Must have comprehensive knowledge of property facts and operation procedures
  • Review and submit daily, weekly and monthly reports in accurate and timely manner
  • Conduct daily inspection of grounds, laundry rooms, curb appeal, any damages that need immediate repairs
  • Review courtesy officer reports for any criminal activity on the property and report any issues to management
  • Obtain necessary vendor quotes with competitive pricing
  • Supervise any contractors working on the property to ensure work is completed in right manner
  • Ensure all work orders are completed within 48 hours and timely manner
  • Place purchase orders for necessary supplies
  • Must inspect make ready units on daily basis. Perform final make ready walk through to ensure unit is ready to move in
  • Ensure all collections are properly, accurately recorded and deposited
  • Oversee and forecast collections, evictions, vacancy anticipation
  • Maximize revenue through lease renewals, maintaining occupancy and upgrading units
  • Oversee and maintain records of all collections on application fee, admin fee, security deposits and prorated rents paid by all prospects and current residents
  • Follow proper procedures against delinquent accounts and initiate evictions procedures if needed
  • Approve all security deposit dispositions for all move outs
  • Approve all collections accounts to be placed with collection agency
  • Maintain good relationship with residents by handling residents' concerns and complaints promptly
  • Maintain accurate records of employee time records and overtime
  • Process payroll in timely manner along with overtime forms, leave, vacation request and any employee change and termination paperwork
  • Keep property supervisor informed of pertinent activities on-site
  • Keep a track of current marketing trends, traffic
  • Analyze current market trends of upgrading units
  • Ensure all employees project a positive company image
  • Hold daily meetings with all the staff and discuss goals and priorities
  • Ensure company policies are enforced and followed by all the staff
  • Ensure employees have comprehensive knowledge of company and community policies
  • Recruit and hire qualified maintenance personnel with permission of Supervisor
  • Perform disciplinary action if necessary and recommend termination of ineffective and incompetent staff
  • Establish goals for staff
  • Evaluate staff performance and give feedback regularly
  • ensure and maintain cooperation among all the staff
  • inspect all vacant and occupied units to assess the condition of the units
  • maintain monthly budget expenses under control
  • maintain purchase order log
  • approve and sign all invoice payments
  • turn in monthly close out to corporate office in timely manner
  • ensure safety equipment, safety procedures and policies are implemented and followed at all times
  • turn in petty cash original receipts in timely manner
  • update task manager site on daily basis
  • ensure all permits are maintained and renewed in timely manner
  • Perform other duties assigned to ensure the needs of the portfolio are met

Job Type: Full-time

Pay: $50,000.00 - $60,000.00 per year

Supplemental Pay:

Ability to commute/relocate:

  • Houston, TX: Reliably commute or planning to relocate before starting work (Preferred)

Education:

  • High school or equivalent (Preferred)

Experience:

  • Customer service: 1 year (Preferred)

License/Certification:

  • Driver's License (Preferred)
