Job Summary
As a Senior Capital Markets Associate, you will be located in our Seattle, WA office and will lead our efforts in identifying key debt partners, building an internal structure to quickly and efficiently secure debt, and supporting the recapitalization of our portfolio assets. This is an exciting opportunity to build out and lead a team that directly supports our finance and asset management teams by ensuring we can secure the best possible debt for each of our properties. It will be important for this individual to have the ability to develop relationships with key debt partners and the ability to organize a high volume of information in a succinct manner to support the closing of loans.
Requirements

Main Responsibilities:
Leads the overall effort to secure debt, both institutional and private, for the financing of our facilities.
Responsible for the development and execution of customer presentations, pitch books for new prospect opportunities, up-selling, and other business to existing clients.
Leads in the marketing and support of capital markets products, including loan syndications, and assists in development of new products.
Processes amendments, waivers, and routine communication with bank groups.
Supports the Investor Relations team in developing private loan packages.
Works with private debt investors to transition loans between portfolio assets.
Works with the asset management team to recapitalize portfolio assets as they move through their life cycles.
Drafts offering memoranda, marketing presentations, and performs analytical work involving capital structure and pricing determination.
Conducts market analysis of alternative debt instruments providing insight to the asset management and acquisitions team for the underwriting of new and current assets.
Maintains internal databases, and tracks loan servicing and divisional metrics.
Development of various complex types of financial models to value debt and equity for acquisitions and capital raising transactions.
Perform due diligence, research, analysis, and documentation of live transactions.
Conduct preparation and review of materials including investment memorandum, management and Board presentations and pitch books.
Deal structuring, documentation review, negotiations, and execution of senior and subordinated loans/credit facilities.

Required Skills/Abilities:
Knowledge of credit and financial analysis, including cash flow analysis, balance sheet analysis, profitability, liquidity, and solvency analysis.
Knowledge of Generally Accepted Accounting Principles (GAAP), taxation, legal forms of organizations, and business law.
Knowledge of financial modeling techniques and preparation of pro forma financial statements.
Knowledge of typical credit underwriting policies, procedures, processes, and documentation.
Strong time management and organizational skills.
Ability to work independently, as well as collaboratively in a team environment.
Strong customer service orientation, with the ability to work effectively with external customers.
Strong analytical, decision making and problem-solving skills.
Excellent verbal, written communication, and presentation skills.
Excellent interpersonal skills, with the ability to influence and build consensus, and build and maintain effective working relationships with management, associates, customers, and other stakeholders at all levels.
Knowledge of Microsoft Office applications (Office, Word, PowerPoint, Excel), with advanced ability to use spreadsheets and database applications.
Up to 25% of travel required.

Qualifications:
3 to 5 years of experience in capital markets transactions, commercial or investment banking or corporate finance
Debt fundraising including negotiations, documentation review, and closing procedures
Real estate experience a plus
Benefits
Compensation and Benefits: Salaried position ranging from $70,000 - $90,000 with performance bonus.
