POSITION OVERVIEW

TITLE: Property Manager

LOCATION: Oak Creek, WI

REPORTS TO: Chief Financial Officer

STATUS: Exempt

POSITION OVERVIEW and RESPONSIBILITIES

GO Riteway Transportation is looking for a motivated individual to manage the construction and maintenance of our portfolio of real estate across the State of Wisconsin and the Upper Midwest.

* Develop schedule for regular preventive maintenance
* Maintain good property maintenance records on every GO Riteway property in One Note
* Maintain good records of company assets by location (excluding vehicles) in One Note
* Work with location managers, executive team and owners to maintain ongoing list of maintenance and improvement projects
* Work with location managers to ensure that quality snow removal, lawn maintenance, rug maintenance, and other building services are provided cost effectively
* Perform regular property inspections and recommend appropriate projects to properly maintain all properties including but not limited to:
* On site fuel tanks
* Fire extinguishers and sprinkler systems
* HVAC systems
* Security systems and camera's
* Drains

* Ensure optimal efficiency of HVAC, electrical, and mechanical systems through regular inspection, maintenance and repair
* Work with operations managers to ensure that all company properties are maintained in a clean, uncluttered, and orderly fashion
* Self-perform small projects or work with handyman to complete small projects
* Solicit bids for approved property maintenance and improvement projects
* Consult with CFO, President, and Owners in selection of best contractors for each project
* Negotiate terms and manage construction contractors throughout to ensure strong project results
* Manage new construction projects to keep them on schedule and on budget reporting job status regularly back to Owners and Executive Team
* Serve as primary company contact on all company construction and maintenance projects providing high levels of internal and external customer service.
* Develop and maintain strong relationships with all maintenance and construction vendor contractors
* Schedule, organize, and lead a monthly property management meeting to review status of each company property as needed for company owners and exec team

DESIRED SKILLS and QUALIFICATIONS

* Strong interpersonal skills that support positive relationships internally and externally
* Organized self-starter who can effectively multitask
* Good Microsoft Office skills, project management skills, and problem-solving skills
* General knowledge of building maintenance and construction
* Handyman and mechanical skills a plus.

MANDATORY QUALIFICATIONS

* Candidates must have at a minimum an associate's degree in a related field or 3 years of business experience in roles that shows progressive responsibility and growth. Experience in property management, construction, or purchasing preferred.
* Must have valid Wisconsin Driver's License and obtain a commercial driver's license with the necessary endorsements within 60 days in position and maintain throughout employment.
* Based in Oak Creek, must be a willing to travel to other company locations in Wisconsin and Upper Midwest to manage and supervise projects as needed for successful completion.
* Offers will be subject to pre-employment drug screening, background check, and random drug screening throughout employment.
