Job description

Who we're looking for

As a Product Manager you will be an experienced, task-oriented, personable individual who enjoys taking responsibility for products throughout their lifecycle from conception through to ongoing capital raising and is familiar with client on-boarding. You will also enjoy client interaction in the form of not just client reporting and investor servicing but ongoing client management and, to a degree, cross-selling of our capabilities and products. You will probably also have some experience in managing junior team members.

This position will suit somebody who is well-organised and capable of multi-tasking as you will be running multiple small projects simultaneously involving both people within the team as well as other members of the global real estate team and Schroders' salespeople around the world. Teamwork and good communication skills are essential characteristics.

Many of the tasks will be relatively time-critical and so prioritisation and a willingness to seek guidance to meet deadlines will be important.

This is an excellent opportunity to gain considerable experience of all types of mainstream & alternative real estate sectors, the investment vehicles in which they are 'wrapped' and the process of building and maintaining relationships with all types of investors on a global basis as the team develops new funds/products to bring to market, prepares marketing materials, coordinates sales campaigns and ultimately on-boards and services investors when they become clients.

The base

We moved into our new HQ in the City of London in 2018. We're close to our clients, in the heart of the UK's financial centre. We offer flexible working appropriate for a client solutions focussed role.

The team

The Client & Product Management team has responsibility for the coordination of our client management programme, the servicing and management of investors in our funds/products and the launch and capital raising for new RE funds/products. The team comprises c.10 people based in London, Frankfurt and Hong Kong who are collectively responsible for the product management and coordination of the sales & marketing of all the funds, separate accounts, joint ventures and direct/co-investments of Schroders Real Estate Investment Management Ltd ('SREIM'). We work with our colleagues in the RE investment teams and with our capital raising colleagues globally to develop RE solutions for our clients.

SREIM currently manages over £16bn in real estate AUM and directly or indirectly employs over 200 people globally. The vast majority of the capital & people are based in Europe with c.45% in the UK, 45% in Continental Europe and 10% in Asia. As far as possible we undertake our own in-house asset management as we strive to get as close as possible to the asset. In the last year we have been raising specialist funds focused on thematics such as retirement living, hotels and social supported housing.

What you'll do

This is an opportunity to work across an established and growing range of UK, European & Asian real estate products
As a senior member of the team you will have full responsibility for the client reporting & servicing relating to several existing funds/products as well as for the launch and implementation of new funds/products as & when the opportunity arises. You will also have responsibility for the coordination and management of clients in some of your portfolio of funds.

The principal responsibilities and tasks include:
Lead the development and establishment of new funds and investment strategies in conjunction with the relevant Investment team and the Private Asset Structuring Hub

o Prepare business cases with the Investment teams
o Obtain internal approvals including working with the Private Asset Structuring Hub to get input from risk, compliance, legal, operations, finance, etc.
o Drafting of offering materials
o Managing a marketing campaign on the CRM including liaising with the Private Asset sales team and local generalist distribution teams globally
o Presenting opportunities to investors and coordinating the on-boarding of clients with the RE Operations team

Take responsibility for all product and investor-related aspects of existing funds:

o Liaising with the appropriate Investment teams to prepare high quality and timely fund reports and presentations
o Responding to RFPs, questionnaires and general investor queries
o Updating internal and external clients and intermediaries on 'your' funds, with or without the fund manager

Take responsibility for the management of certain clients which are investors in funds which you manage:

o maintain relationships with existing clients in association with sales/distribution
o coordinate Key Client business plans with sales/distribution and investment teams
o coordinate client follow-up with the relevant investment teams

Potentially managing and developing the junior members of the team

o assisting in their career development
o imparting your knowledge and experience
o explicitly teaching them how to perform specific tasks

Operate effectively within a regulated environment and adhering to Schroders' policies and best practices

The knowledge, experience and qualifications you need

• Good quality university degree and ideally some form of post graduate qualification such as RICS, CFA, MSc
• Previous experience within a client service or product management team in an asset management business
• Probably some experience of managing and developing less experienced team members
• Keen interest in private assets - and particularly real estate-investment markets
• Good verbal communication skills and ability to form good working relationships internally with colleagues in relevant teams as well as with third-party service providers and investors
• Fluent in English and French language
• Excellent written skills for client communication and drafting of marketing materials
• Sound financial understanding and at least basic modelling skills
