JOB DESCRIPTION
JOB TITLE: Service Manager
DEPARTMENT: Residential-Supervision
REPORTS TO: Property Manager/Executive Director
HOURLY/SALARY: Salary
DATE: January 2020

BASIC PURPOSE:
This position is responsible for supervising their maintenance team to ensure the property, grounds, and equipment are safe, orderly, and visibly appealing.
ESSENTIAL FUNCTIONS:
• Oversees the coordination of building space allocation and layout, communication services, and facility expansion
• Plans budgets and schedules facility modifications, including cost estimates
• Inspects construction and installation progress.
• Motivate and hold accountable a team to provide excellent customer service and high-quality repairs in a timely manner • Performs various duties such as building repairs, snow removal, or groundskeeping to provide residents with a clean and well-maintained living environment
• Responsible for the hiring of team members, and providing continuous learning and development of their team
• Documents replacement of appliances, carpet, vinyl, water heaters, condensers, etc., in all units. Also tracks systems repairs, apartment painting (full paint or touch-up), refrigerator coil cleaning, and other major repairs

QUALIFICATIONS AND EDUCATION:
• High school diploma or related Vocational Training and/or equivalent work experience
• HVAC knowledge and EPA certification preferred
• 1-2 years supervisory experience
PHYSICAL DEMANDS
This position requires frequent standing and walking with occasionally bending over or reaching overhead. Pulling, lifting, or carrying up to 50 pounds.

The right person will have strong leadership skills, be self-motivated, provide outstanding customer service, and takes immense pride in their work. The Service Manager must motivate their team to have an unparalleled passion for service, in order to display a commitment of excellence that interprets the Beztak vision and brand.

• Prepares, reviews, and executes department budgets

Knowledge, Skills, and Abilities

• High school diploma or related Vocational Training and/or equivalent work experience


• Flexible, innovative, and demonstrates the ability to lead and manage


• High integrity, positive attitude, mission driven and self-directed


• HVAC knowledge and EPA certification preferred


• Have the availability to work a flexible schedule


• Previous hotel, commercial and/or apartment maintenance experience a plus


• Previous supervisory experience a plus


• Able to pass pre-employment screening, including drug and background check
