Collections Specialist Job Description:

WC Smith has an exciting opportunity for a Collections Specialist to join Fairway Park Apartments in Northeast Washington, DC. As Collections Specialist, you will take ownership of all aspects of our resident collections and accounts receivable functions. This position requires significant interaction with tenants and legal counsel on a regular basis. An ideal candidate should have previous experience in residential property management and working with landlord/tenant in court matters. Collections Specialist Responsibilities:

• Ensures all rent-related payments are properly identified, recorded, and deposited for Fairway accounts.
• Verifies all move-in fees and security deposits are properly accounted for.
• Acts as the point of contact for residents regarding balances and credits to their account.
• Provides a high level of customer service to tenants in reviewing accounts and addressing/resolving challenges in a professional manner.
• Identifies and proactively pursues delinquent tenants and negotiates payment plans.
• Collaborates with legal counsel on collection challenges, legal proceedings, agreements, and documentation.
• Reviews the execution of writs for evictions.
• Ensures the proper disposition of security deposits.
• Manages relationships with credit collection partners.
• Coordinates communication between legal counsel, accounting, and residential property management.
• Liaises with Court Houses on all logistics to include: filing court documents for tenant suits and writs for evictions, attending scheduled court hearings as the firm's representative, canceling and updating Court House hearings.
• Assists in developing and implementing credit and collection policies, procedures, and programs.
• Ensures all subsidy accounts are current and money is collected monthly. Immediately correspond with the leasing department regarding any account discrepancies.
• In collaboration with team, posts and oversees rent payments to the property database.
• Culls and analyzes tenant report ledgers.
• Partners with the Property Manager and Collections Specialist of JETU apartments when needed.

Collections Specialist Requirements:

• Bachelor's degree in accounting, finance, financial management, or a relevant discipline; or equivalent applicable work experience.
• Prior experience in Residential Property Management is preferred but not required
• Paralegal or legal administrative experience a plus, or previous experience working with landlord/tenant court matters.
• Minimum 3 years' experience of proven success performing the duties outlined above.
• Familiarity with bankruptcy and eviction laws.
• High level of customer service approach.
• Solid communication skills - both verbal and written.
• Exemplary problem-solving and analytic skills.
• Excellent organizational skills.
• Yardi or other real estate software experience preferred.
• Advanced Microsoft Office skills such as PowerPoint, Excel, and Word.
