PROPERTY MANAGER JOB DESCRIPTION

We are looking for an energetic and driven property manager for a fast-growing real estate development and property management company in Philadelphia. Wehave been developing properties in the Philadelphia region for over twenty years with a focus on multi-family renovation of existing and historic properties. We manage a variety of rental properties throughout the area, including single-family homes, multi-family rentals, commercial rentals and mixed-use properties. In addition to development and property management we also have an in-house general contracting company. We are growing quickly and need to expand our team to reach our potential and meet our goals. We are from the Philadelphia area and passionate about our city and making a strong and lasting impact on our community. We have a small team and believe in a collaborative and fun work environment.


Job Responsibilities:

  • Maintains property rentals by advertising and filling vacancies, negotiating and enforcing leases, and maintaining and securing premises
  • Establishes rental rate by surveying local rental rates and calculating overhead costs, depreciation, taxes, and profit goals
  • Attracts tenants by advertising vacancies, listing properties on our website and social media, networking with local business and brokers, obtaining referrals from current tenants, explaining advantages of location and services and showing units
  • Update website, Appfolio property management system and social media to advertise and promote company
  • Accomplishes financial objectives by collecting rents, paying bills, forecasting requirements, reviewing annual budget with owner, scheduling expenditures, analyzing variances and initiating corrective action
  • Actively promote company and bring on new third-party properties to manage and grow the property management side
  • Maintains properties by investigating and resolving tenant complaints, enforcing rules of occupancy, inspecting vacant units and completing repairs, planning renovations, contracting with landscaping and snow removal services
  • Maintains building systems by contracting for maintenance services and supervising repairs. Work closely with Construction & Maintenance Manager to properly maintain all properties
  • Secures property by contracting with security patrol service, installing and maintaining security devices, establishing and enforcing precautionary policies and procedures, and responding to emergencies
  • Enforces occupancy policies and procedures by confronting violators
  • Prepares reports by collecting, analyzing, and summarizing data and trends
  • Accomplishes organization goals by accepting ownership for accomplishing new and different requests and exploring opportunities to add value to job accomplishments
  • Manage the Appfolio property management software system and utilize it to its fullest potential

Qualifications / Skills:

  • High level of organization and attention to detail
  • Motivated self-starter who is able to work independently
  • Familiarity with applicable local, state, and federal laws and regulations
  • Competence with office management software
  • Must exhibit high level of customer service and professionalism
  • Strong interpersonal verbal and written communication skills

Education, Experience, and Licensing Requirements:

  • High school diploma, GED, or equivalent
  • Bachelor's degree or equivalent experience preferred
  • 3-5 years of experience in real estate
  • 1-3 years of management experience a plus
  • Solid knowledge of office software such as Microsoft Outlook, Excel, and Word
  • Experience in Appfolio or other property management specific software
  • Must have car and valid driver's license as the job entails visiting various properties


This is a full-time position. The nature of the job will require working from the office in Queen Village, visiting all of the properties and development sites with the flexibility to work from home on a limited and planned basis. During leasing peak season showings after hours or on weekends are required.
