Overview:
Real Estate Loan Foreclosure Senior Specialist:
A Foreclosure Specialist will perform complex and detailed analysis of accounts to determine appropriate short/long term actions to minimize incidents of default or loss. This includes the full management of assigned work through process defined milestones, while simultaneously ensuring adherence to all internal policies, investor guidelines, federal and state regulatory/legal guidelines. Further responsibilities include the evaluation of collateral to determine options related to foreclosure, property preservation, processing investor/insurer claims and default investor reporting. Interact with business partners (attorneys, valuation providers, property preservation and management companies, community representatives, etc.) that complete activities in support of KeyBank's Real Estate Default Servicing processes.
Key Responsibilities within Pre-Foreclosure and Foreclosure Loan Management:
+ Prepare Real Estate loan files for timely and accurate foreclosure approval (starting prep at 90 days past due) per defined polices and applicable procedure
+ Perform Loan Title and Lien Analysis
+ Adhere to Pre-Foreclosure Preparatory Checklist and related procedures pertaining to Foreclosure file referral requirements
+ Oversee the accurate and timely assignment of foreclosure loans to representing Attorney Firms/Counsel
+ Apply in?depth foreclosure experience to the monitoring and foreclosure process for assigned portfolio of loans.
+ Ensure all information required by attorneys and internal/external business partners is timely provided via specific requests and day to day account monitoring.
+ Work with business partners as applicable to ensure efficient processes and procedures are in place and/or updated
+ Adhere to Foreclosure timeline management practices (Judicial vs. Non-Judicial)
+ Escalate to management information on attorney firms which are causing timeline/communication issues
+ Prepare Foreclosure Bid Strategy Instructions in a timely manner according to State and/or Investor guidelines
+ Maintains knowledge of and adheres to the principals and practices of federal, state, and local requirements
+ Maintains knowledge of and adheres to KeyBank and/or Investor guidelines daily
+ Verifies accuracy of vendor invoices prior to submitting requests for invoice processing
+ Process bank ticket work as needed
+ Participate in any investor/insurer training necessary.
+ Comply with all policies and procedures as outlined in operating instructions.
+ Meet minimum individual and departmental goals and service level agreements.
+ Participate in and facilitate information sharing with your manager, business partners, and peers in a timely and efficient fashion to ensure widespread communication.
+ Evaluate key performance indicators associated with designated operational processes, pinpointing financial and quality areas of opportunity, and selecting appropriate courses of action
+ Review and complete weekly reporting as applicable/required
+ Best practice sharing and continuous improvement idea generation
+ Diminishes risk to corporation by ensuring regulatory and risk compliance
REQUIRED QUALIFICATIONS
+ College graduate or equivalent work experience
+ 1+ years of mortgage Real Estate Default Servicing experience or equivalent mortgage banking/loan service or real estate law type of experience
+ Real Estate Default servicing experience
+ Practical understanding of real estate default servicing and loan servicing systems
+ Advanced PC skills and ability to use MS Office (Word, Excel)
+ Able to read and interpret legal documents
+ Works well with others in a fully developed work team environment
+ Proven excellent verbal/written communication and interpersonal skills
+ Ability to work under pressure and meet deadlines
+ Analytical, research and problem resolution skills
+ Knowledge of basic accounting principles
+ Strong interpersonal skills, with a demonstrated ability to work within a team structure
