JLL is currently seeking a Sr Associate to join our Public Institutions group. The person can be located in either our Washington, D.C., Atlanta, or Chicago office. The position requires someone with proven real estate skills, who has the ability to immediately take a lead role advisory on significant real estate projects in the government and higher education sectors.
About Public Institutions: JLL's Public Institutions group ("PI") provides a wide range of real estate services to public agencies and higher education. We identify and implement strategies that allow public sector organizations to fully leverage their real property in close alignment with their organizational missions. Our practice has grown rapidly over the past decade and is an industry leader in providing complex development advisory services to public agencies and higher education clients, with a specialty in public private partnerships.
What this job involves:
Being a trailblazer and growing market share
In this role, you'll be expected to actively manage existing client relationships, lead client engagements, identify areas for growth and use JLL's platform and capabilities and deliver an integrated service approach. As a Sr Associate, you'll be responsible for leveraging JLL's diversified platform of experts to lead teams in the provision of a wide range of real estate advisory services, including feasibility analysis, development advisory, P3 structuring, portfolio strategy, brokerage services, solicitation development, transaction management and execution, and real estate operations and maintenance.
Having the track-record and know-how
In this role, you'll need to have the industry experience required to manage client delivery and advisory. This work may include: coordination and oversight of work performed by other JLL business units and third-party subcontracted service providers; preparation of development opportunity solicitation and marketing documents; highest and best use studies and land residual valuations; comprehensive financial analysis, financial modeling and development feasibility services; technical review and analysis of legal documents, financial reports, and operating plans; deal negotiations and transaction management.

You'll be expected to contribute as a key member of client facing teams to grow business, develop, implement and manage projects that vary greatly in subject and complexity. The PI practice group's areas of expertise include:
* Development advisory and oversight for large-scale, complex real estate development
* Signature land sales/monetization in major urban markets
* Public-private partnership structuring
* Real estate / portfolio strategy
* Highest and best use studies
* Financial and strategic feasibility analysis
* Analysis of financing and ownership structures
* Negotiations and transaction services

A Bachelor's degree in finance, real estate or related field; MBA/master's in real estate preferred. At least 7+ years' experience in commercial real estate, real estate finance or P3 advisory. Proven leadership and experience with complex real estate advisory assignments are highly valuable.

* Strong financial modeling skills in both real estate finance and project finance

* Strong teaming and collaboration skills, including virtual collaboration with colleagues in multiple locations
* Ability to deliver and interpret qualitative and quantitative research data and synthesize information into meaningful and actionable recommendations and results
* Excellent communication skills - both written and spoken - with strong interpersonal skills and ability to interact and partner with JLL professionals from various business lines and internal and client leadership
* A desire to directly contribute to growth and differentiation of a team by developing industry leading capabilities and thought leadership through authoring articles and speaking at various industry forums and JLL client events
* Strong desire to work as a member of a diverse, supportive and talented team
Ability to travel up to 35% of time
